In the lump sum contract, all work is carried out according to plan and specifications by the contractor for a specified fixed amount, in accordance with the agreement. The owner provides the necessary information and the contractor calculates a certain amount. This contract is appropriate if the number of items is limited or if it is possible to develop exact amounts of work to be done. Detailed specifications of all work points, detailed plans and drawings, deposit, penalty, progress and other contractual conditions are included in the Convention. Although it is a lump sum and a planned contract, the contractor is paid at regular intervals of 2 to 3 months after demsol work on the basis of a certificate issued by the competent engineer. A planned price is included in the agreement for the payment of additional items. Construction contracts are also known by other names, such as. B: In most cases, a construction contract is concluded between the owner of the land and the supplier or contractor who has been chosen to provide the requested services. Under the Joint Contracts Tribunal (JCT), the reference date determines, for example, the distribution of risks with respect to changes in legislation, changes to VAT exemptions and changes to definitions of everyday works. According to the JCT`s 2011 standard construction contract, the 2011 edition, the contractor must change the scope of the work in order to complete the tasks in the event of a change to the “Statutesory Requirements” after the basic date of the contract. The amendment is considered to be an amendment to which the contractor is entitled, even if no formal instruction has been given.  Unit cost contracts offer greater flexibility in the event of changes in field quantities and are therefore still used for heavy construction and motorway contracts.
 Associated General Contractors of America (AGC) notes that this type of contract is not widely used for the entire project and is primarily used for contracts with subcontractors whose identification of different quantities is important and is often used for repair and maintenance work. For this reason, “it is not particularly useful for most private construction projects, except as part of a lump sum or cost-plus contract, which applies to certain components of tasks such as distance or filling of dirt, manufacturing equipment, etc.”  A national construction contract is a contract comprising all work that should be performed for the construction of an existing or ongoing commercial or residential building in a given country; not foreign or international.
